Late Summer In Redlands 2026: The Weekend Has A New Center Of Gravity

For a decade, a Redlands Saturday meant State Street in the morning and the Bowl at night, with a lot of driving in between. That map still works. It just is not the map most residents are using this August.

The center of gravity has shifted three blocks south, to the block around the old Mutual Orange Company packing house. The Bowl still closes the season. The Farmers Market still runs at 5th and State. What is different is the middle of the day and the middle of the evening, and the change is only fully visible in the four weekends before school starts.

The Packing House Block Is A Year In, And The Second Ring Is Filling

Redlands Public Market opened in March 2025 with about 20 food and beverage businesses, plus a downstairs speakeasy-style bar and a small arcade. The ribbon cutting happened on May 2, 2025, drawing city officials and community supporters to the food hall on Eureka Street, built inside a restored citrus packing house with more than 20 local food and retail vendors, a public plaza, and a newly opened outdoor patio.

A year later, the story is less about the food hall itself and more about what has started orbiting it. La Popular, the Mexico City–rooted restaurant concept known for elevating traditional dishes and agave-forward cocktails, is preparing to open a new location at 32 Al Harris Ln. in Redlands, near the Redlands Public Market.

That is the second-ring effect. A food hall pulls foot traffic, and independent operators lease the addresses that used to be quiet. The names to know as you walk the block:

• Cornerstone BBQ inside RPM, where a brisket sandwich runs about $15
• Hokunin, Nava Sausage Co., Supernova Slice Pizza, Nosy Neighbor Coffee & Donuts, Fufu's Mideast Grill, all announced as concepts slated for the property
• The subterranean speakeasy and arcade downstairs
• The outdoor courtyard stage for live music
• La Popular at 32 Al Harris, moving in as the anchor tenant of the second ring

The building itself is worth knowing. The Mutual Orange Company was one of several packing houses affiliated with the Mutual Orange Distributors, a cooperative formed by local growers in the early 1900s, and by 1920 citrus was one of the top agricultural commodities in Southern California, fetching about 4 cents per pound for the fancy grade. A century later, the same building is projected to draw nearly 2 million annual visitors, with more than 200 people now working inside.

The developer has been direct about the model. The food hall is set up to make it more likely that a local entrepreneur will succeed. Building out your own restaurant would probably cost over half a million dollars, but here you can open for about 20% of that. Read that as: the vendor list you see this August is not the vendor list you will see next August. Walk it now.

What August 14 Actually Means This Year

August 14 brings the 103rd Redlands Bowl Summer Music Festival season to a close with a Fireworks Finale featuring the Redlands Symphony Orchestra, with acclaimed violinist Miclen LaiPang performing Tchaikovsky's Violin Concerto in D Major. LaiPang is a past Redlands Bowl Young Artist winner.

That is the headline. The sleeper on the calendar is three nights earlier. Tuesday August 11th welcomes The World Famous Glenn Miller Orchestra, an ensemble founded in 1956, with iconic tunes such as In the Mood, Chattanooga Choo Choo, Boogie Woogie Bugle Boy, and A String of Pearls.

Two data points to hold in mind before you decide whether to pack a picnic. The Redlands Bowl draws over 100,000 members of the community each year, and the festival holds the distinction of being the longest continuously running music festival in the United States at which no admission is charged. Parking is free, and most patrons use the Redlands Mall lot or the smaller lot at Citrus Avenue and Fourth Street next to the post office, with street parking also available.

If you are a resident who has been going to the Bowl for years and treating the Finale as a routine, this year has a specific hook: the Glenn Miller booking is the kind of touring institution the Bowl books rarely, and it lands on a school-night Tuesday when attendance normally softens.

The Saturday Two-Step Most Newcomers Miss

There are two Saturday markets downtown, and they run on different clocks and different blocks. If you have lived here a while you know this. If you moved in during the last twelve months you probably still think there is one.

The Certified market closes at 11. The Morning Market is just hitting stride at 11. The residents who look most at home downtown on Saturday are the ones who do the certified market first with a coffee, then walk east on State as the artisan market opens.

The August 13 Pivot

Redlands Unified School District starts the 2026–2027 school year on August 13, 2026. That single date reshapes the four weekends around it.

Before August 13, families are running the "get one more thing in" calendar. That is why the Bowl's finale weekend, the Redlands Theatre Festival's closing shows, and the RPM courtyard's Friday nights are all crowded in early August. The Redlands Theatre Festival returns to Prospect Park for its 54th season this summer, offering near-daily live performances set against scenic panoramas of the city, with single-performance tickets, season tickets, and unlimited season passes available.

After August 13, the same downtown flips to a school-year rhythm. Friday night at RPM becomes a date-night crowd instead of a family crowd. The Farmers Market at 8 a.m. Saturday competes with youth sports. The Bowl is done. The Theatre Festival has closed. If you have out-of-town guests visiting later in the fall, this is the reason your favorite spots feel calmer.

The Anchors That Have Not Moved

The packing house block is the new story. It is not the only story. A short list of what has not changed and does not need to:

• The State, Madri, Batter Rebellion, The Overland, Don Orange, Made From Skratch Pizza Kitchen, Copehouse Bar & Bistro, Finney's Crafthouse, and Citrone Italian Chophouse continue to define State Street proper
• Kimberly Crest House & Gardens for the walk-through-history hour
• The Lincoln Memorial Shrine, which has a newly commissioned Bowl work debuting this season to celebrate its legacy
• Prospect Park for the Theatre Festival and for the view

That quote is a year old. It reads differently now that the second-ring leases are being signed.

If You Own A Home Here

Two practical observations for residents who are not thinking about selling this fall but who might be within eighteen months.

First, the packing house block is going to keep pulling. Redlands Public Market is located adjacent to a cinema, a new parking structure, a new train station, and 100,000 square feet of new retail, restaurant and offices, plus multiple high density, mixed-use residential projects in the pipeline. Walkability from your address to Eureka Street is a fact about your home that mattered less two years ago and matters more now. If you can walk to RPM in under fifteen minutes, note that.

Second, the "before school starts" window in Redlands is real, and it is the same window buyers use to lock a house before the district calendar starts. The households moving into Redlands specifically for the school year have made their decisions by early July. The households arriving in August and September are usually job-driven, less calendar-bound, and more likely to reward a house that shows well against the fall foot traffic downtown.

Neither of those is a call to do anything today. They are calls to notice what is happening on your block and around your favorite Saturday coffee.
